The costs associated with obtaining a third party to help you navigate the loan modification process can vary significantly.

You must keep in mind that no company, organization, or individual can guarantee a successful loan modification or that you will be able to stay in your home, including our own. Some Fee for Services Companies will offer a money back, or partial money back, guarantee if they are not successful. Some will not.

The Watchword Here is: Be Wise and Be Careful

But, if you have decided that you want to fight to stay in your home, you do have some options:

  1. You can attempt to approach the lender yourself. This is of course free.

  2. You can seek help from a non profit agency or organization. This is also usually free. A link to some national non profit organizations and local (AZ) non profit organizations is available by clicking here (Before you Decide...). We do not publicly evaluate the efficacy or success of these organizations.  
  1. You can quite easily find local or national companies that will contract with you to handle the entire process, usually from between $3000 to as much as $5000. Some are attorney based and owned, some are not. Keep in mind the modifications done by these companies are usually the “Modification In A Box” type with the Lender calling all the shots. We do not publicly evaluate the efficacy or success of these companies.
  2. You can hire your own attorney to handle your case with the lender. Costs may be higher here especially if your attorney is unfamiliar with lending and consumer law. They may have to educate themselves on your dime. We do not publicly evaluate the efficacy or success of attorneys.
